What is a Commercial Energy Performance Certificate?

The reason for Commercial Energy Performance Certificates (EPC) arises from European legislation – The Energy Performance of Buildings Directive – which all member states must adopt.

The main aim is to understand the fabric of our buildings and the impact on the environment in terms of carbon emissions and the use of natural resources. The target is to reduce carbon emissions and reduce energy consumption. Our buildings are responsible for almost 50% of the UK’s energy consumption and carbon emissions.

Who is required to have a Commercial Energy Performance Certificate?

EPC’s are required for any building that is sold or let, including new leases and re assignments and is valid for 10 years. The renewal of a lease does not require an EPC.

EPC’s for Commercial buildings are more complex and detailed than those required for a domestic property. The energy efficiency of a building is calculated by the amount of energy used to heat and/or air condition a building.

The amount of heat lost due to the make up and fabric of the building affects the energy efficiency. The heating and air conditioning of the building is relevant to the amount of CO2 emissions.
