Who needs an Energy Performance Certificate (EPC)?
All self-contained properties either let or sold need an energy performance certificate.
What is an Energy Performance Certificate (EPC)?
The Energy Performance Certificate (EPC) shows the energy efficiency rating (this is based on how much the home would cost to run) and the environmental impact rating (this is based on how much carbon dioxide is released into the environment because of the home).
The energy rating is calculated using various factors such as construction of the building, insulation, age, heating, lighting, and property layout etc. The ratings are standard, so you can compare properties and their respective energy efficiency.
An EPC includes a Recommendations Report which provides cost effective ways to improve energy efficiency, such as using low-energy light bulbs, adding loft insulation, installing a condensing boiler and double glazing etc.
For how long is a Residential Portfolio Energy Performance Certificate valid?
A domestic EPC is valid for 10 years.
